Whether you want to be a passive investor in apartments or an active operator, read on and see one of the ways you can connect with others and achieve your goals.

PASSIVE INVESTORS.  Some of us want simply to be passive investors in apartments.  This might be you.  You want to be able to diversify your investments but you don’t want to deal with day-to-day operations.  You are looking to receive the benefits without all the work. 

Even if you want to be passive, you want to be informed and be making wise investment decisions.  You want to understand the basics of multifamily investments.  You want to get to know some of the people who manage these investments.  You want an operator you know, like, and trust.

If this sounds like you, read on.  You will see how you can spend an hour a month building your knowledge and your connections.

ACTIVE INVESTORS.  Some of us are or want to be operators, the people who find, negotiate, purchase and manage multifamily investments.  We see advantages of being active investors.  We want to learn this investment asset class in depth.  We know this is a team sport and want to meet other professionals and operators and learn from them.

We have found a number of ways of building our knowledge and skills. 

We regularly participate in workshops and conferences all over the United States.  We learn from the best.  We meet other people like us.  We make connections.  If you would like to learn of opportunities like this, let us know and we can make some suggestions.  These are investments of time and money that pay off big.

We read constantly.  We read blogs, listen to podcasts, build knowledge and gain tips from the best books in the field.  Continuing education has great value for us.  If you would like to learn about some of the resources we have found helpful, let us know.

We meet up with other investors.  We make time to meet regularly with other investors.  We learn from them.  They share ideas with us.  We are encouraged and challenged by them. 

In fact, we host a group of investors each month in what we call Strategic Multifamily Connections.  This is a simple, but powerful “meetup group”.  You can get to know others here.  You can learn from some of the best multifamily operators and professionals here.  We note the benefits for you in the next section.

ONE HOUR A MONTH

Meet up with other like-minded investors one hour a month.  Build relationships with other professionals and operators and investors.  Learn from some of the best from around the country.

This relatively small group meets online, via Zoom, on the Third Wednesday of the Month, from 12:00 noon until 1:00 p.m. (Eastern)  The group is limited.  The Zoom links are only available to those in the group.

Our Strategic Multifamily Connections meetup group alternates between building relationships among ourselves in the even months of the year and learning from some of the best operators and other professionals in the odd months of the year.

July, being the 7th month of the year, is an odd month.  Ed Modzel from New York will be our featured guest speaker on Wednesday, July 20th

In August, an even month, we engage with one other, talk about issues we are facing, share deals we are working on, address questions we have, and get to know each other better.

BUILD RELATIONSHIPS WITH OTHERS (EVEN MONTHS)

Six times a year you have the opportunity to meet other people like you.  In this meetup group, you will get to know other investors, professionals, and operators in the multifamily space.

We intentionally keep this group relatively small.  We have been averaging a dozen or so people on each call among an overall group of 30-plus members.

In the even months of the year – February, April, June, August, October, and December – you will interact with your peers, get to know them, discuss common issues, build these relationships and the trust that is needed to transact deals that work. 

Some of our members are partnering with others in the group.  Perhaps you are looking for money partners or partners with specific strengths.  You might be seeking a professional, such as a broker, attorney, or accountant.  You might have a deal you would like to run by others to see if you are on the right track.

In the past, we have discussed the movement of cap rates, the forces of inflation and recession on apartment investments, rising interest rates, the use of preferred returns, and more.

We have talked about niche investments within this larger class, such as:  mobile home parks, motel to apartment conversions, and building from the ground up.

LEARN FROM THE BEST  (ODD MONTHS)

In the odd months – January, March, May, July, September, November – we invite a key player in multifamily investments to join us for the hour. 

You might hear an operator with years of experience, a broker who understands the market in detail, an investment team working a specific angle, an attorney with expertise in syndication, etc.

Carve out an hour, 12:00 noon until 1:00 p.m. (Eastern) for this Zoom call each month.

Ed and his team have closed on several large multifamily properties already this year.  He is from New York and had a previous life in broadcasting.
